Pearland Home Inspections include all of the following inspection areas:

Structural Inspection -
The structural inspection covers the entire structure of the building in terms of materials used and type of
construction.  Foundation type, framing materials, and other significant sub-components are noted along with any deficiencies.  We
also check for major and minor problems in the foundation, flooring, walls, roof framing, drainage and grading.  Do not buy a home
without a complete and thorough inspection.


Electrical Inspection -
The electrical system of your Pearland home is checked for sufficient capacity, safety, and is evaluated in
terms of its current condition and suitability for future use. Upgrades and repairs are recommended where appropriate. Conditions
are evaluated against current home requirements.  Requirements may be different that those in another area depending on where
and when the home was built.


Heating and Air Conditioning Inspection -
We assess the capacity of the existing equipment, and by considering the age of the
equipment and its intended capacity, we approximate the life expectancy and recommends appropriate repairs and upgrades when
needed.  You don't want to experience a summer in Pearland without a properly operating air conditioner system.


Plumbing Inspection -
Piping and fixtures throughout the home are inspected for functional flow and life expectancies. The
plumbing system is screened for unsanitary conditions, potential repairs, spillage/overflow, leaks & water related damage.  Laundry
equipment, tile work, and water heating equipment are also evaluated.

Crawl Space/Slab Inspection -
Water seepage probabilities and structural problems are evaluated and remediation advice given
if needed.  The inspector also looks for possible problem areas that could cause structural concerns, such as poor soil conditions,
surface drainage and run-off, foundation proximity to tree roots, vegetation and add-ons.  Numerous older Houston area homes are
built on pier and beam foundations, these foundations in combination with poor soil conditions lead to foundation and eventually
structural issues within the property.  More and more Pearland homes have received or require home foundation repairs.


Kitchen & Appliance Inspection -
All appliances are operated and deficiencies noted. The inspector approximates the age of
each appliance and its future life expectancy is estimated.  We also suggest repairs ranging from minor corrections to complete
kitchen renovations. We also inspect electrical, AFCI, GFCI and safety concerns with the kitchen, appliances and equipment.


Interior Inspection -
Interior Walls, floors, windows, doors and ceiling surfaces are scanned for problematic conditions, visible
evidence of water penetration, other visible damages, potentially dangerous or toxic materials, fire hazards, or security breaches.


Ventilation & Insulation Inspection -
Ventilation and energy conservation aspects are checked and appropriate corrections are
recommended. Improper insulation and ventilation in a home or property can lead to severe and very costly personal health and
interior-exterior developments.


Exterior Inspection -
The roof will be walked (where safe and appropriate), roof runoff controls and landscape drainage are
inspected and necessary improvements are recommended. Entry ways, steps, walks and drives are checked for voids, surface
problems and safety hazards. Due to recent storm damages caused by hurricane Ike, many Pearland houses have suffered roof,
attic equipment ventilation and exterior siding damage from high winds and flying debris. Why should the Pearland home buyer pay
for the existing home deficiencies when the seller should be the one footing the repair bill?


Nothing is worse that paying for all your home purchase costs at closing, only to discover you bought a lemon that requires several
thousands of dollars in necessary and required repairs. Even worse is when you realize that the necessary home repairs will have
to be made, at your expense prior to any hopes of future home sale.  


How to get the most from your Pearland home inspection?
Tips to help us perform the most through inspection to allow you
the most benefit from your real estate inspection.


1.  If the home is occupied, please inform you’re Pearland Realtor and the seller as to what time we will be at the home.  Please
plan on spending a minimum of 3 hours (depending on size and condition of the property) at the home for the inspection.

2.  If you do not have access to the home, please arrange for the owner, seller or Pearland Realtor to meet us to provide access.  
We do maintain a Houston Association of Realtors Supra key for property access, but if the home is on a combination lock, we will
need the code prior to arriving at the property.

3. All utilities should be turned on. This includes gas, water, and electricity.  If one of these utilities is off, we will not be able to
conduct a complete inspection of the home’s systems and all related equipment.  The inspector is not allowed by the state of Texas
to turn on or off main breakers, water or gas shut off values or light fire places, furnaces or hot water heaters.

4.  Pets should be restricted to a kennel or one small area.  It is often good to give them a pet’s day out during the inspection.  
Leashed animals can sometimes prevent us from inspecting certain areas.  Loose animals can escape through access doors or
windows.

5.  Homes with zero lot lines, a signed permission slip from the neighbor will be needed so we gain access and inspect you
adjoining property.

6. If the home has an attic access door, it should be able to be opened.  Stored items in the attic should not be in a manner that
they hinder or limit access to all areas of the attic, especially around the mechanical equipment and roof edges.

7.  Main electrical service panels should be unobstructed.

8.  Any decorative items on the hearth of the fireplace should be removed.

9.  We will be unable to inspect any areas blocked or covered by storage items, decorations, or personal items or otherwise
locked or secured to prevent access.

10.  All doors should be unlocked or keys for those doors made available to us during the inspection, we will be unable to inspect
areas behind locked doors.

11. With preexisting homes, please bring a copy of the disclosure statement.  It is helpful to know how long sellers have lived at the
home.  If they had an inspection within the last 4 years, it is often disclosed on the disclosure statement.  Ask for a copy of the
report.

12.  Please ask for all invoices, home warranties and related paperwork on repairs that have been performed on the home.  Please
provide this information during the inspection.
